What is the difference between a modular home and a mobile home?
A modular home is designed to sit on a foundation. The frame is for transportation purposes only and is
removed prior to placement on the foundation. Modular homes are built to BOCA Code (the same as stick-built homes).
A mobile home can be built to sit on a foundation; however, we generally place them on a cement pad.
Mobile homes can be manufactured as singlewide or doublewide are are built to HUD Code.

Do you charge extra for delivery and set-up?
Delivery and setup is included if the home site is within 75 miles radius of Oxford, Maine.
Can I design my own home?
Yes, we will custom build a modular home to meet your specific needs and specifications. Some manufacturers
will also customize a HUD (mobile) product. Bring in your own design, email it to us at info@twintownhomes.com or fax it to 207-539-8849.
How long will it take to build a home if I order one?
We are FINALLY back to normal production timeframes. The average build time for our homes is between 4-10 weeks from the date of order. Each of our builders have a different
production schedule. Please check with your sales associate for more details. And remember, WE BUILD YEAR ROUND!
Are your display homes open?
All homes on our sales lot in Oxford, Maine, are open for display during regular business hours. Browse at your
leisure or a salesperson will accompany you if you prefer. Our prices and standard specifications are posted
in each home. For information on our display models and many other available floor plans, stop by the office.
How do I obtain financing?
There are many finance sources available to you. Please contact your local bank or lender for more information on purchasing your new home.
ALL loans must be styled as a one-time close upfront construction loan.
Are your homes built for Maine weather?
All our mobile homes have a standard 16" O.C. 40lb roof. Modular homes typically have a greater snow load and
can be built to meet or exceed the requirements for your area. Our homes are built to the highest standards,
they are energy efficient and can even be built with Energy Star or green features.
What is the warranty on manufactured homes?
Every mobile and modular comes has a full one year limited warranty. Some feature a 10 year structural warranty.
In addition, many of the brand name components, such as appliances, shingles and vinyl siding used in your home are
covered by separate manufacturer warranties.
